5 Reasons Not To Go FSBO
Are you a homeowner that is considering placing your home For Sale By Owner (FSBO)?
There may be several reasons that this might not be a good idea.
1- Are you a master negotiator?
When trying to sell your home you will need to negotiate with the potential buyer.
The home inspections company.
Your Bank in the case of a short sale.
2- Exposure to Prospective Buyers
Recent studies have found that 93% of buyers first look online for a home. Compare this to only 28% searching the newspaper.
3- Exposure on the Internet
Again studies show that only 43% of buyers that purchased a home find there home by an Internet search, 9% from a yard sign and 1% found there home from a newspaper ad.
The days of sticking a sign up in the front yard and placing an ad in the paper are long gone. Do you have a proven internet strategy to get your home in front of the most Buyers in the least amount of time?
Do you have the proper forms that will be required to sell your home? Do you know and understand the basic disclosure forms that will help keep you away from potential lawsuits? The industry has changed and there are some regulations that have become mandatory. These regulations are a major reason that FSBO's have dropped by over 10% in the last 15 years.
5- You will net more money by using an Agent.
While it goes against most Sellers logic, employing a good agent that understands the local market will actually increase the net back to the Seller. Most Buyers representing themselves will discount the full 6% commission and more when making an offer. If you do not know the local statistics and market absorption rates you will likley sell your home for less money and take more time to do it.
Studies have shown that the typically a home sold by a homeowner sells for 18% less than one that is sold by a Realtor.
